98% humidity, damp bed and noise from construction - these are my memories of this hotel(
-The rooms have no ventilation from the word, not in the bathtub, not in the rooms. Therefore, desert rooms are always open, otherwise they are not ventilated. Because of such an engineering error in the rain, the extreme indoor dampness, the wet bed, the clothes, even the leather wallet made me sticky with impassable humidity. From the balcony, water flows inside, as there is no proper insulation, condensation flows through the inner porosity of the glass. It's the kind of tin I've never seen in hotels.
Another downside: poor insulation of the front doors in the rooms. All the doors open onto a flight of stairs, and the noise (and the swearing is frequent - both hosts and guests, especially from China, shout loudly) - all the noise and rumbling from the ground floor flies up the stair shaft, making the rooms very noisy.
-Out of three nights, I only got one good night's sleep. On the other days, early morning, from 7:00 a.m. screaming from the lobby. And on the third morning, there was a concrete mixer working on the roof, there was construction work going on, and nobody even apologized for the fact that we had a terrible rumbling right over our heads at 7 a.m. Didn't warn or lower the cost of living for such a trash.
+ On the plus side: the area itself is quiet, the hotel building is squashed, there is no noise from the road. The staff are very polite, smiley.
Clear. Very comfortable beds and bedding.
It's a beautiful park nearby. You can rent a scooter (although it's one, no options).
But all these benefits are nothing compared to the intolerable humidity, when sleeping is cold, like outside, and the constant noise. No one would recommend this hotel, there are many options for the same price in Ninh Binh, and more convenient locations at least closer to tour infrastructure.

An exceptional experience!
The whole house is perfectly maintained, and this attention to cleanliness is found in all spaces. This place exudes serenity and attention to detail.
The location is very quiet, ideal for resting after a day of visiting. The hosts are courteous, professional and really attentive. The front desk staff even booked me a taxi and a day trip – a real plus!
I highly recommend this place to all travelers looking for comfort, tranquility and a warm welcome.

A Wonderful Stay at O Zoli Home – Ninh Binh
What impressed me the most was the kindness and hospitality of the host. They were incredibly friendly, always ready to help with travel tips, local food recommendations, and motorbike rentals at fair prices.
The location is also ideal — just a few minutes away from major attractions. Waking up to the view of rice fields and limestone mountains was an unforgettable experience.
If you're looking for a calm, homey place to enjoy the natural beauty of Ninh Binh, I highly recommend O Zoli Home!
