Hospitality is excellent Ged and Claire are lovely people and make your stay memorable.

CLOSE TO BEACH & AMENITIES!
Lovely room & breakfast. Close to amenities. Claire and Ged are a lovely couple. Wouldn't go anywhere else. Would highly recommend. They always go over and above to make us so welcome. A HUGE THANKS!

4 night stay in Paignton
We checked in around 4pm on a Monday. 1 of the owners(Jed) set us up in our room and explained how all things work at the venue. Our bed including the choice of pillows were very comfortable. The room was not large but fine for what we needed, apart from maybe the addition of a chair. Downside for us was the size of the on-suite, which was to say the least compact.
Breakfast was great every time(4 breakfasts).
Good location for pubs, food and shops. Centre of Paignton is approx 15 minute walk and no hills, which was fine for us but may challenge the less mobile.
If we were to visit Paignton again we would certainly wish to Stay at Beaches Guest house again, but would possibly choose a different room.

Thank you for your review and we are glad to know you found the bed comfortable and the breakfast enjoyable. Giving an excellent bed and breakfast experience is what we attain for. We are thrilled you would wish to return to us on a future visit and if it's a large ensuite you are looking for i would recommend the deluxe double as the en-suite is the size of the bedroom! All of our rooms have their own individual character so would definitely recommend checking them out first on the website or calling us direct so we can ensure your needs are being met suitably.

Penny pinching guest house .
My parents and I stayed at this guest house after reading the few reviews on their website each one out of the 10 positive . We should have known why there was less than a dozen.
What a shock we got from the 4 pm check in to every aspect. My parents stayed in the four poster bedroom , which was extremely old fashioned and very small the bed taking over the whole room
The shower was extremely small same as the en-suite. The towels where not white all discoloured and stiff . Theses where only changed on the 5 day out of 7nights . There was no chair to sit in the room so my parents had to sit on the bed . Not appropriate for two in their late 70/s . As there was not even a lounge area to relax in . No chair in the hallway or even a bench outside . We had to take chairs and sit on the grass area behind the beach . My attic room was better decorated . But the dressing table didn't have a chair . My bathroom smelled if urine . Both bathrooms had 1 roll of single ply toilet roll and only got a new supply when at the end if the roll. Really not except able . The toiletries had notes in the room to say if any stolen they would charge to the room.. theses where suppose to be luxury products, yet they were nit full and the showers ones wete cheap varieties. Our bed linen were not changed all week even though the weather was warm . I walk every morning and swam
So sand was on the floor which ended up in my bed as the floors where not cleaned all week. But yet every day the switches in our rooms where switched iff
Ie TV and phone charges . I thought very petty . Tea and coffee and biscuits on arrival where not replenish all week. The photos on the website were not true . The breakfast was honestly the worst we have ever had . To say Claire's parents where in the buisness , we'll obviously not a very great one. To have less than one rasher of bacon, one cheap sausage half of tomato one hashbrown a little pot of beans chopped up stalks off the mushrooms one egg . Then we asked for brown sauce, it came in a tiny dish with less than a teaspoon. It was as if the whole breakfast was on rations..I had to ask for a glass of water daily . On the photos the orange juice was in cute bottles in reality it was not and the cheapest you could buy . I asked fir hot water and lemon which i got in a jug with a massive crack with one slice of lemon. We had to ask for extra butter for the toast . Every aspect was penny pinching . They had two rooms at the front constantly locked
One should have been a lounge to relax in. The paint in the guest house was extremely old fashioned and probably not been touched since the 90/s. We travelled 300 miles and expected a super week. How wrong where we. We where early as my mum was ill we sat in the car at the front for over 2 hrs . As the doors was locked
I am.sure they where in . But left us there till. Just before 4 pm. Even though they daid they where booked up . They where not! The sign had not changed at all it was rusted on to No . vacancies.
And to put the icing on the cake the couple removed my review on their Facebook page
I wonder how many others they have taken off too.

Its always difficult to respond to a review such as this which are often sandwiched between our usual 5 star reviews where guests have evidently enjoyed a very different experience of the Beaches and had a completely different attitude towards their visit; but i shall try. Firstly the Beaches is a period property and decorated as such, but in all honesty could not be described as "old fashioned". The four poster bedroom was newly decorated a couple of years ago as have been the majority of our rooms and has a new en-suite. Other guests have described the rooms as "whimsical, charming, full of character" so i can only conclude it's down to a matter of personal taste and all up to date photographs can be viewed on our website. The four poster bedroom is one of our smaller rooms but these guests personally chose the rooms they had, so it is unclear as to why they didn't check them out properly on the website or stated their preferences before booking to ensure they received accommodation to suit their needs. I am also a little taken aback this lady in her 40's accompanying her elderly parents whom she indicates were not well during their stay, chose for herself the larger room of the two which has two chairs knowing her parents were struggling and believing that the smaller room was not adequate for a couple in their 70's. Neither did she give voice for them by approaching us and informing us of the situation as it could easily have been remedied with either swapping the rooms or adding a chair for them to sit in.
The towels in the glorious sunshine we have had recently have been dried outside and finished in the tumble drier to soften them and are changed mid week. This lady had 4 large bath towels for the duration of her stay over a week.
We do not advertise the facility of a lounge so again am surprised by this guest's expectation that there should be one. Surely if this was something you require on holiday you would book accommodation that provides it.
The rooms are serviced daily which includes emptying the bins, cleaning the toilet, replenishing the tea tray, toiletries and toilet paper as required. Anything further we are happy to do, including changing the bedding. None of this is a problem to us as our guests comfort and satisfaction always comes first. Due to the advice of the fire safety officer and the risks incurred we do switch off chargers left on all day as we have a responsibility to the safety of all our guests and I can't really apologise for that.
The comment which surprises me the most simply because it goes against the opinion of every other guest who has stayed with us over the past 8yrs is the one on the breakfast. Although the full English is slated here this guest actually had boiled eggs each morning. She did not engage in any conversation or pleasantries over the week despite our best efforts but when asked each day if her eggs were ok she would put up her thumbs and grin which we believed indicated they were to her satisfaction. She had requested hot water with fresh lemon at the beginning of the week so after a quick visit to the shops to purchase some lemons for her we ensured each morning she had a glass of this waiting for her as she came to the dining room. We don't have any jugs with massive cracks in. We find our portion sizes are more than adequate for the usual appetite but for those who require a larger portion are more than happy to provide this. All of our ingredients are of a high quality and toast and hot drinks are unlimited.
It is unfortunate this guest does not hold the same high standards for her own behaviour which she appears to demand from others. We found a broken item in the room after she had left, discarded on the floor with no apology or account of it. Neither did we get any thanks for not charging her for it.
We do not have the power to remove any reviews wherever they are posted so i can only conclude FB have removed it themselves. Perhaps it violated their rules. The fact this guest has felt the need to write a duplicate review on two separate platforms perhaps says more about the reviewer than the Beaches itself.
I shall leave this response with the words of the father as he left "Thanks for everything, it's been great!"

Perfect location for your beach holiday
We had a lovely weekend staying at the Beaches, Preston sands. Ged was a great host, from the moment we arrived, he made us feel welcome and at home in their lovely BnB. It's in the perfect location for the beach, literally a few minutes from Preston sands, and an easy stroll to Paignton beach, Pier, and town.
I highly recommend the full Devon breakfast but there are plenty options for alternatives to choose from.
