CANT COMPLAIN ABOUT ANYTHING - EXCELLENT LOCATION AS WELL
The only thing i would say is if you are a light sleeper like me and my partner choose a room at the back of the Guest House as there is a lot of Road noise as understandably you are on a main road - this is not a critiscism its just an observation , the kind owner was lovely enough to upgrade us to another room once we found out about this and for an extra £100 for 4 nights it was well worth it because as well as it been a lot quieter it was also very big and a pleasure to look out into the massive back garden and seeing the dog playing quietly and happily ( i love dogs more than people ).
The breakfast time may be a bit early for some people at 7 - 8.10am but probably its this early as the owners might go to work - however it never bothered us and it was well worthwhile getting up for help yourself style brekkie with amazing sausages and bacon , as well as cereals and your usual brekkie fair.
Guest House location is ideal - bus stop over the road into town £2 , or if you have a car then just jump on the M1 like we did and visit a lot of places.
The selling point to me about the hotel was the Free Parking right outside the hotel and this and the excellent reviews were what made me book this Guest House over all the others advertised.
The lady host was helpful - any questions or requests were answered and also not intrusive always a happy hello every morning etc.
I travel the country a lot for my work and this time i had the added bonus as Leicester is the Curry Capital of the UK and i am Indian Food mad so i enjoyed the Golden Mile for the Culture etc - all in all apart from the weather a very very happy trip away.

Fantastic all round value
Came here with son to stay for a football weekend to watch both Leicester teams play. We were very pleased with our stay here and found everything to be of a high standard.
Staff - 40 year family run business that were very welcoming and helpful, just genuinely nice people.
Beds - Very comfortable with option of extra pillows. Very good nights sleep with no noise heard from within guest house and just a slight noise from the very busy road , but this is mostly blocked out with the secondary double glazing completely shut.
Bathroom - Soap and shower gel provided. Very good walk in enclosed shower cubicle, with modern shower and hot water.
Breakfast - We had a cooked breakfast each consisting of Bacon,scrambled eggs,beans and sausages. Also a pastrie each. My son also had toast and I a yoghurt. Washed down with juices and tea. Very tasty everything.
Cleanliness - We found this to a very high standard and was very evident from the moment we set foot inside.
Eating area was clean and tidy, bathroom was very clean with toilet and sink gleaming white and a pleasant smell of detergents still lingering from daily cleaning.
Carpets from entering and on stairs to rooms were all vacuumed to again a high standard.
Room - Tea and coffee provided, good lighting with bedside lights. Extra pillows/blankets if needed. Tall mirror. Clean bedding.
Parking - Enough parking for all rooms and easily accessible, even for very poor drivers.
Overall - Our experience very positive for a first time stay, from first impressions till checking out.
Would we return - 100% yes

Awful and ok.......
Awful and ok.......room is very 1960's with the decor and finish probably undertaken by Mr Bean. Room 1 on the front of the building may as well have been in the middle lane of the M1, no sleep at all. Make the mistake of opening the "en suite" room door you were then stuck with the light and fan going for 20 mins. Beakfast was ok with 2 ceral or toast coffee tea and midly warm bacon sausage beans and scrambled egg. £58 for B&B, cheapest Premier Inn £109 your choice! I know what I should have done.

Excellent value for money!
Excellent value for money. I was visiting as I was watching my team play at The King Power stadium. And it was ideal. No more than a 30 minute stroll to the ground. Plenty of parking at the B&B. Great breakfast. Room was fully en suite, clean and comfy with a tv. Tea/coffee making facilities, great shower. Comfy bed. For the money I can’t complain about anything at all. Would use again without question.

Great value.
Three of us stayed in the triple bed room which was clean and comfortable. Room was warm on an arrival and quite spacious. Beds comfortable with nice pillows plus spares. Shower and toilet were spotless and shower water nice and hot. Host was very friendly and informative. Good basic accomodation for three with breakfast in a bag for £80. Impressed.
