The hotel is old and a bit run down a little bit grubby around the edges. The room was fine with a good lock on the door the sink and the bed linen were spotlessly clean.
The lady on reception could not have been any more helpful.
For somewhere budget on the edge of Leeds but not too far out can't recommend this place any more highly

Honestly I’d avoid it…

Group of us booked in to this venue with a variety of days from fri>mon morning.
The Parking out back is possibly the best part of it….
Staff - friendly,
Reception area - dated, carpet is looking extremely tired.
Access to room - age of building prevents lifts access - lots of creaky stairs.
Room - Visible areas mostly hoovered - under bed - tops of surfaces not done.
Bathroom - side of bath has two painted chipboard sections masking under bath area. Shower - pressure was non existent. Drill holes from previous fittings in tiles.
Bed area - tiny tv in one corner - furniture dated is best and most generous thing that can be called. Bed was clean.
Door was very flimsy, and required some fiddling around to lock.
Monday morning someone on same floor was either having a phone conversation at 0530am very loudly with their bedroom door open onto the landing, or had a phone call, either result - disturbed sleep. And same on the Sunday Morning where there was a lot of commotion at the back of the venue. Generally not a place I’d want my partner staying solo, and in fact we changed plans on Sunday and she spent the day out in Leeds rather than working at the hotel.
A comparable weekend next year in Premier is 20 quid cheaper - I know where I’ll be.

For the price that we paid, it served its purpose. The location next to Headingly was ideal. The whole building looks like it needs an overhaul, the outside has a feel of the Bates motel. There was a hole in the ceiling above the shower and a musty smell throughout the whole building.

The lady on reception was so helpful, she must have 5 different roles in the hotel. Receptionist, cleaning, even ironed my clothes for work!
The hotel itself dated, I was only there for an overnight stay so not an issue for solo travel. I wouldn’t recommend for a family though. The stairs were very steep going to the top floor. Could be an issue for some.
It’s right next to Headingly stadium so check for events in case you get caught in traffic like I did!

The host was pleasant and made us welcome on arrival but the condition and the cleanliness of the property decoration, the carpets and our bathroom in general was so poor that we decided not to stay and left the property.
We think the 9/10 and the 10/10 reviews of the hotel are very misleading and we should have looked more carefully before booking.
We hope the management improves the property and does well in the future however we would not go back to the hotel.
