A very pleasant guest house
I stayed at number 46 and found the guest house to be very good. The self check in was straightforward. The room was clean and well appointed as was the bathroom which was on the small side but perfectly good. The shower had good pressure. The breakfast was excellent and Rick was a charming host.

Lovey treat by the Sea
Well what a stay. For those who find it too peopley out there and just want to check in and out Number 46 is the perfect location and check in was simple.
The house is gorgeous, warm and painted in lovely heritage colours with attention to the beautiful features of this Victorian villa.
The room was better equipped than any 5 star hotel I have stayed in. RIck and his team have thought of everything and more. Even oat milk and all the hot drinks you can think of.
For me the value was spot on. It had everything I needed and more. The location was central and close to beach walks and my business associates location. The bed was comfy and room quiet. Best sleep in years!!
I met Rick on was out and he was lovely.
Check this place out. If your are in Hastings this is the place to stay.

Although we operate a self check-in procedure to give guests the freedom and convenience to come and go as they please, I always like to personally say hello and welcome guests when I can — without being intrusive, of course! Perhaps that’s what you meant by finding it a little “too peopley”!

Clean, lovely room, thoughtful touches
Very clean, pleasant room, lots of thoughtful touches, comfortable bed, good location. Room was a touch stuffy despite having a window onto the delightful garden, but a fan was provided. Extremely good value. I would happily recommend it.

Look no further if you need a great place to stay in Hastings or St Leonard's!
We had a wonderful 2 night stay during the heatwave. The place is close to the station (5 mins walk) and close to the beach (also 5 mins walk). The rooms are modern and very well finished, with some lovely little touches (like a make-up removal face cloth, and choice of milk in each room's coffee station). Rick is a very welcoming host, and the breakfast each morning was delicious. Some rooms are more spacious than others but even our cosy room was enough for a short stay. The one and only thing I can think of that would be a welcome addition is the ability to store some small items of luggage after check-out, as we ended up carrying our bags around town for the rest of the day. Aside from that, we wouldn't hesitate to come back for another stay as it was fantastic.

A gem!
The location was very central to the new town and a 2 minute walk to the train station, parking was found easy on the road (free after 6pm) . The service was brilliant, a detailed text message with my check in details arrived in plenty of time and car parkign options too.
The decor was outstanding, with comfy beds and wonderful pillows and such attention to detail that could not be faulted. Everywhere was so clean and tidy. The breakfast room would put some hotels to shame, fresh full size pastries, freshly squeezed orange juice and an range of cooked items, I had the Eggs Royale and yes the egg yolks were runny
