I stayed in CDMX, Valladolid, and Cancún during my trip, and this was my favorite stay. The bed was extremely comfortable—I had some of my best sleep, which you’ll definitely need after long days of cenote hopping and visiting Chichén Itzá.
The staff were excellent—very kind, attentive, and made the stay more pleasant overall.
Parking felt very secure. Renting a motorbike is a great option if you’re planning to visit Chichén Itzá and nearby cenotes, as it gives you more flexibility to explore the area.
The air conditioning worked perfectly—in fact, it got so cold I had to turn it down.
I stayed for three nights and honestly wish I could have stayed longer. It was a great experience overall.

Unfortunately, our stay at this hotel was a disappointing experience. The first room we were given had two windows facing a business in the back, and there was constant noise throughout the day and night. We asked to switch rooms, and while the staff was accommodating, the second room had a large glass door that opened directly to the street, which still made it very noisy, especially at night and early in the morning.
I’m giving a few stars because the staff did try to assist us, but there were several issues. We arrived 15 minutes before check-in but we were told we had to wait until exactly 3 PM to pay and access our room. Parking wasn’t available until 5 PM, so we had to return later just to park the car. Strangely, when we checked out in the morning, the front desk simply told us to open the gate ourselves to leave.
Lastly, the room conditions were not great, the sheets were dirty, the beds were uncomfortable, the toilet seat was loose, and the bathroom light wasn’t working properly. Overall, it was not the experience we expected.

Dismal Experience

We would never return, the rooms are very sloppy, there is gum stuck on the headboard, they started at 9 at night to take black water from one of the rooms, they entered the room at 7 in the morning without knocking on the door and whipping it when leaving, the beds very uncomfortable as well as the pillows, I do not recommend it at all, it is not like the photos that go to the pages.

not as in the pictures

Our room was not as in the pictures on Booking. We had choosen the deluxe king room because of the table with two chairs. There was no table and no chairs, only an uncomfortable couch we never sat on.
The receptionist didn't care when we complained, she also doesn't speak a word of English.
Except for these things, everything about Real Colonial was okay. The bed is good, cleaning is every day.
And Valladolid is a great city. We did a lot of sight seeing. I recommend Convento de San Bernardino de Siena and hacienda Oxman.
