Good vibes
good vibes and beautiful view from the room. Old bathroom but overall nice accommodation and the surroundings is amazing

Discomfort, continuous inconvenience
Studios small and old with a very poor level of maintenance.
(Think that the bathroom window does not close and to do so they put a plastic bag with tape, so opening and ventilating was impossible).
On the site are published photographs of the upper rooms a little 'newer and comfortable there is no mention of the hovels that are on the ground floor.
Unlucky is the allocation of a room downstairs, you intoxicated the living room.
We tried to ask for a change of room especially considering that we had to stay there many days, but we were not allowed.
Hygiene? A stranger.
I had to wash EVERYTHING, toilet dirty with poop, crusty cutlery etc. ..
I promptly told the owner, I sent her a message, but unfortunately nothing has changed and in addition to the basic cleaning that I had now done, even the daily one was "fake".
The kitchenette, tight uncomfortable and ill-equipped.
Of course I did not want to start cooking ragout on holiday, but I pampered the desire to be able to heat the tin and have breakfast without particular stunts.
Outside the studios there is a small patio but it is unusable because full of ants.
The front door is glass, so at dawn everyone is awake because so much light comes in.
And if the light doesn't wake you up, the many roosters living outside the house will take care of it.
Pillowcases yellowed and full of spots, I post a photo, unfortunately the huge halo can not be seen but the spots yes.
This is what you see, I just don't want to think about what you don't see like air conditioning filters, mattresses etc..
The pillow is an inflatable, you have the feeling of sleeping like horses .. standing!
We asked to use the washing machine to do a short wash and rinse the beach towels, they asked us 10€.
The location of the property is convenient to the beaches of Gerakas, Banana beach and Porto Roma, but absolutely out of the way for the rest of the island.
In sum look elsewhere, you see high, there is definitely better.
P.s. if however you are in this structure (sorry for you), there is a handbook on the desk, we followed every indication and every Recommendation indicated and we had a great time.

Villa kapnisi
Very nice 2 bedroom apartment in countryside. 2 Huge balconies with beautiful views and nice kitchen. In the balcony there were 2 sunbeds and 1 umbrella and huge table. The host wasn’t there but was very nice and helped us with taxi. But the location for me personally was awful, beach was so far away and in the country there was nothing to do. So i don’t recommend going there if you like to party or if you’re young. But for families this is perfect.

Lovely, quiet and with a view
Me and my boyfriend had a wonderful stay at Villa Kapnisi, with quiet dinners under the stars in our little balcony, and mornings with a view. Our room was clean and tidy and had everything we might need.
The beaches of Porto Roma and Gerakas are less than a 10min walk each, and we had help from our lovely hosts to rent a scooter on one of the days. They also provided a lift to the airport (and would have provided one on arrival but we forgot to organise it in advance) It cost half the price of a taxi.
Overall a great find and we would certainly consider returning.

Lovely stay!
It was a wonderful stay for the family 4 with kids aged 6 and 9. The room was nice, clean (cleaning was done every day) and big enough to accomodate the four of us. At the end of the day we only slept there and had breakfast and would head for various places to see here and there during the day. Breakfast was just fine with fresh fruit and juice and some local cakes and pastries, not to mention a bottle of local wine filled up every day to cheer us up in the evening ;-) True there is not much to do for the kids, but as mentioned we didn't stay at the Villa during the day and from the beginning were aware it is not an all-inclusive hotel with all the facilities, so do not complain at all! As our flight was late in the evening we were allowed to stay in the room till late afternoon free of charge! We reallly appreciated it as it allowed us to spend some hours on the beach in the morning and return to the room to refresh and get ready for the journey back with Helen who picked us up from and also drove us back safely and on time to the airport.
