Great location, quiet rooms good breakfast
Top location within walking distance to the city center, quiet rooms to the backyard, storage for bicycles, very friendly hosts and a great breakfast. Many restaurants and bars in the immediate vicinity. Absolute recommendation.

Needs improvement
We stayed here for three nights. The hotel is centrally located in Graz. Through the city park, which is about a five-minute walk away, you are in about 15 to 20 minutes walk at the clock tower on the Schlossberg or at the main square.
We could park in a private underground garage for 15 € per day in the third basement, about 2 minutes walk from the hotel in a side street. On Sundays and public holidays you could park for free outside.
With a code we came to the hotel, which is on the upper floor above the owner's butcher's shop. You can smell the butcher's in the entrance. Then you get the room key from a box with a code. The reception is only open in the morning until about 11 am.
Our room was dirty our the bed and since it was not properly cleaned on the weekend - in front of us was apparently a young couple in the room - greeted us on Easter Monday, we arrived Saturday, loads of ants in bathroom and also in the room. We immediately wrote to the landlord, whose wife came and offered us the next room. This was smaller and prepared as a single room. We took our bed and also the towels. I actually assumed that we would then be met with the price, but this was not the case. We had finally booked a better room and also paid for it.
Besides us, three other guests had complained and argued with a helper at the weekend. However, you check the cleanliness of the rooms daily, no matter who prepared them. As a hotel professional, this is a matter of course for me.
Breakfast was fine. Easter Sunday was another leg of ham and three of four types of coffee and a natural yogurt. Easter Monday was just two types of coffee, warm fruit yogurt and regular ham. The fruit also became less and less by the day and seems to have run out.
The room facing the courtyard was quiet on Easter Sunday and Monday. However, the butcher began preparations for the butcher's shop, which opened at 7.30am, at 6.45am on Tuesday morning, so it was no longer quiet.
We would not come back.

Friendly staff and manager.
The room and bathroom are nice and clean. Every room door has a different recipe, great idea. Rich breakfast, everything fresh. You can quickly get to the center through the park. Price/performance ratio is top notch.

Disappointing
The guesthouse was near a park and a few local restaurants and takes about 15 minutes to get into the main town centre although it is a long 35 minute walk from the station but you can take a local bus (58 or 63).
I did like the detailed information booklet in the room and the A/C and WIFI worked well. There were a few local restaurants nearby.
- There is no staffed reception except during breakfast which is between 7-9am. These hours seem to be for the convenience of the owners rather than guests who also run the butchers shop below.
- Breakfast was poor with very little choice of fruit and a complete absence of pastries. Open kitchen area for the owners to clear plates and cups by the breakfast offering gives a bad image.
- Cleanliness was not good. Shower/taps were caked in limescale and clearly no attempt had been made to remove it for a long time. Noted other people have commented on this previously.
- Obscure entrance made it look like a shop.
- Noise in the early morning from the shop below preparing for the business day.

Top recommendation
Clean, nice room with flat screen, shower/toilet. Good lunch menu in the butcher's shop. Close to the city center. Very friendly landlord. Excellent breakfast buffet. I was particularly impressed by the lady from Hungary at the breakfast buffet.
