Great accommodation
B. & B. fantastically located on the Via di Roma most 'important ever as you take four steps and you are in Piazza San Pietro. Federico welcomes you with all his availability and sympathy. The rooms are clean and cozy equipped with everything you need. At the entrance you will find a Self Service for coffee and much more. We had a great time. I recommend it.

Shocking avoid
Don’t bother if you have a pram and on your own it doesn’t fit in the lift and it’s five floors up the room was absolutely filthy the owner is refusing a refund even tho I had to book a different hotel and didn’t stay here at all didn’t even take my luggage into the room I was given a key when the room was an absolute state I couldn’t change my baby after a flight and the owner open another persons room to let my daughter who was staying at a different hotel in to use the toilet when peoples belongings where in there

Good venue near Ottaviano
We had a very enjoyable stay and found the property to be an excellent base for exploring Rome. The apartment is located on Via Ottaviano in the Prati district, one of the city's most convenient areas for visitors. The Vatican and St. Peter's Square are nearby, while Castel Sant'Angelo can be reached in about 15–20 minutes on foot. Ottaviano Metro Station is only a short walk away, making it easy to reach other parts of the city. The neighbourhood feels lively and well connected without being overwhelmingly busy or noisy. Future expansion of the metro network will make this location even more attractive, although many of Rome's major sights are already within walking distance. Families travelling with children may appreciate the playground located near the rear of Castel Sant'Angelo.
The owner deserves special recognition for his outstanding hospitality. Communication before and during our stay was excellent. Even though we arrived late on a Friday evening, close to 10 PM, he personally came to meet us and guided us to the property. Throughout our visit he remained available, regularly checking that everything was going well and sharing useful recommendations about the area. His friendliness and genuine concern for his guests helped make the stay particularly pleasant.
The apartment itself was very clean and clearly well cared for. As a family of four, we found the space sufficient for our needs. It is not especially large, but that was not an issue because we spent most of our days out discovering the city and mainly returned in the evenings to rest. Visitors planning a sightseeing-focused trip to Rome will likely find the accommodation perfectly adequate.
The building is equipped with a small lift, which was helpful when carrying luggage upstairs. However, due to its size, it would not be suitable for wheelchair users.
One of the advantages of the location is the variety of amenities immediately outside the door. Just a few steps away there is a wonderful local pastry shop serving excellent coffee and freshly baked pastries. It is the kind of authentic neighbourhood café where locals stop for breakfast at the counter before starting their day. Right next door there is also a very good gelateria, and a supermarket across the street makes it easy to buy groceries and other essentials. We did not try the nearby restaurants because we spent most of our time exploring different parts of Rome, but there are plenty of dining options in the area.
Overall, this property combines a superb location, excellent cleanliness, and truly exceptional hosting. For visitors looking for a comfortable and well-positioned place to stay while exploring Rome, it is an easy recommendation.

Very recommended
Renovated room, clean and cozy. The owner then is very helpful and kind. The central area of the apartment allows you to easily reach the points of interest of the city on foot. Would definitely stay there again.

My son's pocket money stolen in our room.
This is just a warning for people looking at this property as I am really disappointed at what had happened to us.
Me and my 2 teenage sons were looking forward seeing Rome however it was ruined as my son's 60euros pocket money was stolen in our room while we were out between 5-8pm for a meal. Without my knowledge, he left his wallet in the bedside drawer, as per my son our room is locked and thought it would be safe. Finding what had happened when we got back as his wallet was left open and was on top of his bag. I immediately texted Fede about the missing money and requested to check camera that was in the shared hallway. His reply were. Camera battery died at 4pm so no record whatsoever. (How convenient?!) He said only me and him got keys so nobody will come in.(So how did money disappear ?) At 5pm him and his brother came to the property to change battery. (That's the time he rang me and said sorry wrong call. I realised it was to check if we were in the room)
Another point, CCTV camera gives a warning when battery is low and should be changed immediately as this is safety for everyone staying at the property. In this situation, the camera is useless!
We pay this people and help with their business and yet they can't be trusted and take advantage of the situation, just because we are tourists. It was very awful to be treated like that and I hope my son will learn from this bad experience.
Apart from that, we did enjoy our few days in Rome. My advice, look somewhere else or take the risk.
PS. Fede was very friendly and helpful on our first meeting. Even after the incident he was nice however it made me think twice and after connecting all what had transpired that day I doubt it now. So be extra careful.
