Beautiful hotel, stunning location
Stayed at this gem of a hotel for 2 nights to break up a visit to Milan. It was an amazing experience, we didn’t want to leave. Beautiful hotel, panoramic views of the lake and immaculate rooms. We swam in the lake, went kayaking and generally relaxed by the little pool with the mountains as our backdrop. Breakfast was so yummy with lots of options. Staff were so friendly and helpful. I would thoroughly recommend staying here above any of the busier towns on Lake Maggiore.

Rarely have I slept so poorly on vacation
We spent 4 nights at the Bel-Sit Hotel. Even on the evening of our arrival, we felt that the air conditioning was not functioning as one would expect (we have an air conditioner at home, so we are somewhat familiar with air conditioning), but more or less cold air was coming from the split unit, so we went to bed with the expectation that the room would cool down overnight. Unfortunately, we had to find out in the following nights that the air conditioning units (the split units in the rooms) seem to be centrally turned off at night (from around 12 AM to around 8 AM). For this reason, the rooms warmed up (presumably depending on the location of the room) more or less. Our room was located directly under the roof, so the temperature at night was just below 30 degrees in the room (see photo). We repeatedly complained at the reception about the function of the air conditioning. In particular, the lady with the short dark hair was extremely annoyed. She told us that the display on the air conditioning unit was incorrect. In our opinion, the display was probably more or less correct. And she promised us that she would call a technician. Whether the technician actually came is still unknown to us. On the second sleepless night, a fan was provided to us, which at least made it somewhat more bearable. Additionally, we were promised that we could change rooms. In the meantime, we exchanged thoughts with several guests, all of whom seemed to have the same problem, so we decided against changing rooms and settled for the fan. Also, during the day, the air conditioning did not function as one would expect from an air conditioning unit. At the reception, we were not even asked at check-out whether the problem with the air conditioning had been resolved. No one approached us anymore - it seemed that no one was interested. One had the feeling that they were rather glad that we no longer brought up the topic.
In principle, it must be said that the direct lakeside location with private lake access is really very nice! The rooms themselves are functional and well-furnished, but there are some shortcomings, such as a wobbly or loose toilet seat, toilet paper holder, and shower head. However, the rooms are very clean!
The breakfast is acceptable, but if you arrive a bit later (9:30 AM instead of 8:00/8:30 AM), some items may not be replenished.
All in all, there is a feeling that many areas are being cut back on, which is quite unfortunate.
We are very pleased with restful nights at home with our air conditioning.

Stay ruined by a faulty air conditioning system.
Overall pleasant hotel with several positive points: the staff is friendly and welcoming, the breakfast is good and varied, and the location by the lake is very enjoyable.
However, our experience was significantly degraded by an air conditioning problem. We stayed for two nights. From the first night, despite setting it to 24°C, the temperature in the room never dropped below 26°C, which made sleeping difficult.
The second night was even more complicated. Around 1 AM, we were awakened by a significant leak from the air conditioning. We had to soak up the water in the room, while the sound of the dripping made it impossible to fall back asleep. After contacting the front desk, a fan was provided to us, but during a heatwave, this obviously does not replace a functional air conditioning system. The temperature in the room exceeded 28 to 30°C and we slept very poorly.
What disappoints us the most is the management of the situation. At the time of departure, given the particularly difficult last night, we expected a more significant gesture of goodwill. After discussion, only €20 was granted to us, which seems very insufficient considering the price of the room and the damage suffered.
It is regrettable, because without this air conditioning problem and its management, our review would have been much more positive.

The location of this hotel is amazing. It is right on the coast. They upgraded us to a suite because there was an issue with the room.
Breakfast and lunch was delicious. Unfortunately we were only staying there one night. Will be back there to stay.

Very good stay
Beautiful quiet hotel by the lake.
Room with lake view very nice and comfortable. Impeccable service. Breakfast with lots of choices and quality. Parking on site and especially included in the price. Close by car to stresa.
