Cannot say enough about how great this place is! Location is awesome - right near the Vatican - with tons of great places to eat nearby at much lower prices than the places more central to the Spanish steps/trevi fountain, etc, Quick and easy cab ride (from taxi stand around the corner) to get anywhere. But the best were the facilities (clean, updated and cool), the breakfast (amazing… they literally make you cappuccinos, and have warm croissants, chocolate croissants to die for, yogurts, cereal, cheese, meats, tomatoes, toast and hard boiled eggs… all fresh and delicious!), and how extremely accommodating they were. We arrived in the morning having just gotten off a cruise and then stayed for only one overnight with an evening flight the next day. This small hotel with limited staff went above and beyond in terms of hospitality, and ensured we had a safe place to store the luggage while we waited for our room to be ready, and then again after we checked out. They also proactively reached out to let us know our room was ready early - truly excellent service. We were a multi generational family with ages ranging from pre-teen to 79. All were impressed and comfortable. Highly recommend!

Uck in Luxury: Appalling Experience – Foul Odour and Zero Accountability

We booked what was advertised as a “luxury apartment” but from the moment we arrived, we were hit by a strong, persistent smell of faeces throughout the space. It was genuinely nauseating and made it difficult to even stay inside, let alone relax.
We contacted the host immediately. After a delayed reply, they acknowledged the issue but then went completely silent and offered no resolution. No apology, no explanation, no follow-up. Just silence.
We tried to book alternative accommodation but, understandably during peak season, we were unable to find anything else.
The apartment was not only misrepresented in terms of comfort and quality, but the complete lack of responsibility or care from the host made a bad situation worse. This was one of the most unpleasant stays we’ve ever had avoid at all costs.

Very clean room, large space, and very friendly and professional staff. Easy communication with staff, helped us with airport transfers and private van with driver. Allowed us to store luggages prior to check in as we arrived early.
Perfect location near St. Peters, lots of restaurants, shops and bus stops, Metro Ottaviano is less than 10 minutes walk.

After 2 days when return to the room we didn’t have water service at all, contacted from desk they came to the room to verified information. We were told that we will have service in half hour, we decided to go for a quick bite upon arrival we had a note in the door saying that service will be restore next day. We try to contact owner again with no luck. After many calls to Expedia finally they approved us to move to another location. Per locals( uber and other host) service was disconnected for lack of payment on the water service by owner. We ended moving all our personal belongings past midnight.
